Supporting Social Housing Providers to Deliver Warm Homes

At Aran, we work closely with social housing providers across the East of England to deliver warmer, healthier and more energy-efficient homes that put residents first.

We support organisations to access government funding, including the Warm Homes: Social Housing Fund (WH:SHF), manage large-scale retrofit programmes and ensure households benefit fully from energy efficiency improvements.

Our end-to-end approach combines technical expertise with resident-focused delivery. From funding strategy and programme design through to installation support, compliance and resident engagement, we help providers deliver retrofit projects that reduce fuel poverty and contribute to long-term decarbonisation goals. By focusing on both assets and people, we ensure energy efficiency programmes achieve lasting outcomes for residents, communities and housing stock.

The Warm Homes: Social Housing Fund (WH:SHF)

Formerly known as the Social Housing Decarbonisation Fund (SHDF), the Warm Homes: Social Housing Fund (WH:SHF) now sits at the heart of the UK’s approach to improving the energy performance of social housing and cutting carbon emissions. It represents one of the most significant opportunities in decades to tackle cold, inefficient homes at scale.

The fund focuses on improving properties below EPC band C and typically supports measures such as:

  • Insulation and ventilation improvements
  • Low-carbon heating systems
  • Fabric-first upgrades to enhance comfort and efficiency

Aran supports social housing providers at every stage of the Warm Homes: Social Housing Fund journey. Everything from securing the correct funding, through to delivery and resident engagement. Our expertise helps providers align retrofit programmes with net zero ambitions, long-term asset management and social value objectives.

A New Approach to Social Housing Upgrades

Energy efficiency programmes in social housing are no longer defined by targets and funding alone. Today, the focus is more on resident comfort and wellbeing, long-term affordability and homes that truly support everyday living.

Aran understands that social housing providers face growing pressures from rising energy costs, ageing housing stock and increasing levels of fuel poverty. Many households in England still live in cold, inefficient homes, with social renters disproportionately affected. Poorly heated homes contribute to higher energy bills, respiratory illness, mental health challenges and added strain on health and care services.

We help social housing providers tackle these challenges by combining physical energy efficiency measures with resident-focused support. Aran ensures the trusted delivery of lasting social, financial and environmental benefits and we’ve successfully worked with many organisations such as Paradigm Housing Group. Delivering Lasting Impact

The Warm Homes: Social Housing Fund (WH:SHF) offers a significant opportunity to transform social housing, but its true value depends on how the projects are delivered. Providers who combine retrofit works with resident-focused support achieve the best long-term outcomes, going beyond energy savings and carbon reduction.

Aran works closely with social housing landlords and providers to remove friction from the resident journey and maximise the impact of funding programmes. By blending technical expertise with a resident-centred approach, we ensure Warm Homes projects improve properties, enhance resident wellbeing, and support a sustainable, future-proof housing stock.

Between 2023 and 2025, we partnered with Cambridge City Council on a transformative energy efficiency project funded by the Social Housing Decarbonisation Fund (SHDF) Wave 2.1.

Prioritising the Resident Experience

For residents, retrofit programmes can feel disruptive or confusing, particularly for those who are vulnerable or digitally excluded.

A new heating system may reduce bills in theory, but without clear guidance and ongoing support, residents may struggle to use it effectively. When you work with Aran, we'll place the resident experience at the centre of delivery, helping households feel informed, supported and confident throughout the entire process.

Aran's approach includes:

  • Clear, accessible communication about what is happening and why
  • Practical guidance on using new heating and energy systems
  • Support tools that simplify household energy management

We know that a joined-up approach helps social housing providers reduce complaints, improve engagement and build trust with residents.
